Seeing Beyond the Surface
At Key Home Inspection, we believe that a thorough inspection requires more than just a keen eye—it requires the right technology. In the Canadian climate, where heavy snow loads, freeze-thaw cycles, and driving rain put constant pressure on your home’s exterior, moisture is the leading cause of structural deterioration.
Our Tramex Roof & Wall Moisture Scanning service provides a sophisticated, non-invasive way to identify hidden water intrusion before it leads to costly repairs or air quality issues.
What is Tramex Moisture Scanning?
Key Home Inspections uses industry-leading Tramex technology to help identify areas of hidden moisture intrusion that may not be visible during a standard visual inspection.
This non-invasive equipment allows us to scan roof surfaces, walls, and building assemblies for elevated moisture levels beneath finished materials. By detecting “pockets” of moisture trapped within the building envelope, we can help you identify potential leaks, water penetration, or moisture-related concerns early—supporting better decision-making and proactive maintenance before damage becomes visible to the naked eye.
Why Moisture Detection Matters for Your Home
Hidden moisture is a silent threat. If left unaddressed, it can contribute to material deterioration, structural damage, and increased repair costs.
In Ontario, our homes face unique challenges, from ice damming on roofs to basement moisture in the spring. Early detection allows these concerns to be identified before visible damage occurs. Whether you are buying a new property, selling your current home, or managing a commercial asset, moisture scanning provides the data needed to understand the overall condition of the building.
Key Benefits:
Prioritize Repairs
Know exactly where the problem is located to avoid guesswork repairs.
Reduce Invasive Testing
Identify issues without needing to cut into drywall or pull up roofing materials.
Peace of Mind
Gain confidence that the home’s “bones” are dry and sound.
Informed Asset Management
Support long-term maintenance planning for larger properties.
The Professional Standard: How the Technology Works
For our professional and commercial clients, we utilize Tramex equipment to non-invasively assess roof and wall assemblies for elevated moisture conditions within building materials.
The system enables the rapid scanning of large surface areas and assists in identifying potential moisture intrusion pathways or compromised building envelope components. This method is an essential component of:
- Pre-purchase condition assessments
- Targeted leak investigations
- Preventative maintenance programs for property managers
Is This Service Right for You?
While a standard visual inspection is highly effective, moisture scanning is particularly valuable for:
- Flat Roofs: Identifying saturated insulation that isn’t yet leaking through the ceiling.
- Stucco or EIFS Exteriors: Detecting moisture trapped behind the cladding.
- Commercial Properties: Scanning large surface areas efficiently.
Site & Building Requirements for Tramex Scanning
To ensure an accurate and non-invasive moisture assessment, please note the following requirements and parameters for your property:
- Interior Access: If roof is access available then height is not a concerns (with safety in mind) additional costs may apply due to height, as help maybe needed.
- Building Height: If your property is exceptionally tall, please note that additional requirements and logistics may apply.
- Weather Assessment: Because weather conditions can impact the testing environment, constraints are evaluated on a case-by-case basis and require a phone call to properly assess before booking.
